Phase 4 covers roughly 12.58 acres off Old Salem Road, Crews Farm Road, and Carrollton Crossing Drive, and calls for 196 multifamily residential units across 15 buildings. The plan was prepared by Davis Martin Powell Engineers & Surveyors for the Arden Group and 929 Development.
Project Overview
Phase 4 sits in Abbotts Creek Township, Forsyth County, on land currently used for agriculture and single-family residential. The plan proposes a new multifamily community, at a density of approximately 15.6 units per acre. The 15 residential buildings — a mix of larger 18-unit buildings and smaller studio and two-bedroom buildings with attached garages — total roughly 110,013 square feet across 3 stories.

Of the 12.58-acre site, about 20.4% (2.57 acres) is planned for building footprint and 37.2% (4.69 acres) for pavement, with the remainder in open space. Proposed impervious surface coverage is approximately 53%.

Parking is calculated per the Town of Kernersville's land development ordinances — 1.5 spaces per one-bedroom unit and 1.75 spaces per two-bedroom unit — for a total requirement of 327 spaces, including 22 garage spaces. Common recreation open space is required at 100 square feet per unit (19,600 SF); the plan provides 23,552 square feet.

Phase 4 joins Phase 3 (Commercial Block 3) and the earlier View/Vieux phases (1, 1B, 1C, and 2) as part of the broader Vieux development in Kernersville.
Zoning and Watershed
The site is currently zoned RS-20 (Forsyth County) and MU-S/TND-S (Kernersville), with a proposed rezoning to TND-C. The property falls within the Lower Abbotts Creek watershed (WS-III-BW), part of the Randleman Watershed District, and is expected to receive a high-density allocation under the Town of Kernersville's 10/70 rule.
