The Vieux: Phase 3
Phase 3: New Mixed-Development in Kernersville
A new mixed-use building is moving through the Final Development Plan process as Phase 3 (Commercial Block 3) of The Vieux, a multi-phase community in Kernersville, North Carolina. The plan was prepared by Davis Martin Powell Engineers & Surveyors for owner Welden CB2 MOB1 LLC and developer 929 Development.

Project Overview
Located in Abbotts Creek Township, Forsyth County, Phase 3 sits on approximately 1.70 acres and combines multi-family residential units with ground-level commercial space in a 3- to 4-story building. The plan calls for 40 residential units — 32 two-bedroom and 8 one-bedroom — at a density of roughly 23.5 units per acre, alongside a commercial component.
Site Coverage
Of the 1.70-acre site, the plan allocates 0.41 acres to building footprint, 0.68 acres to pavement, and 0.61 acres to open space.
Part of a Larger Community
Phase 3 is one piece of the broader Vieux development, which also includes Phases 1, 1B, 1C, and 2, along with a separate commercial parcel at Block 5, as well as an additional Phase 4 coming soon.
Zoning and Watershed
The site carries a TND-S (Traditional Neighborhood Development) zoning designation and falls within the Lower Abbotts Creek watershed (WS-III-BW), part of the Randleman Watershed District. The project is expected to receive a high-density allocation under the Town of Kernersville's 10/70 rule.
