The Exchange in Greensboro, NC

New 200-Unit Multifamily Community Planned for Burlington Road in Greensboro

A new multifamily residential community is moving through the planning process at 6001 Burlington Road in Greensboro, North Carolina (Guilford County). The overall site plan, prepared by Timmons Group for developer 929 Development, LLC, lays out a 200-unit apartment community on a 13.25-acre site at the corner of Burlington Road (US Highway 70) and Knox Road.

Project Overview

The development will include four residential buildings, each four stories tall with 12 units per floor, for 48 units per building. An additional eight carriage units bring the total to 200 residential units across roughly 70,250 square feet of building area. The proposed density of 15.10 dwelling units per acre falls under the site's zoning designation.

Site Features and Amenities

Beyond the residential buildings, the plan includes 32 garages, a central clubhouse and pool area, along with both a large dog park and a small dog park for residents. Each of the four residential buildings will be equipped with an elevator, and EV charging stations for convenience. The community will also feature two pickleball courts for residents. The site also preserves significant natural features, including existing wetlands, a pond, and riparian buffers along the eastern portion of the property.

Open space is a major component of the design: the plan provides 106,525 square feet (2.44 acres) of open space, well above the 87,000 square feet required. Tree conservation area.

Parking

The plan provides 319 parking spaces, and 32 Garages, exceeding the 284 spaces required based on the unit mix of one-, and two- bedroom apartments plus carriage units.
