Carolina Commons at Wampee
New Business Park and Self-Storage Facility Planned in Wampee, SC
A new mixed-use business park and self-storage development, known as Wampee Storage (Carolina Commons), is moving through the permitting process along S.C. Highway 90 at Coates Road in Wampee, South Carolina. The overall site plan was prepared by Development Resource Group, LLC (DRG) for developer 929 Development, LLC.
Project Overview
The development combines two uses on one site: a row of small business and retail/flex buildings fronting S.C. Highway 90, and a large self-storage complex with climate-controlled unit buildings and covered boat/RV parking toward the rear of the property totaling almost 315,000 square feet.
Business/flex buildings: Nine buildings (Buildings 1–9) ranging from roughly 7,985 to 14,622 square feet each, most divided into four to six individual leasable units — suited to small businesses, retail, and flex/office space.
Self-storage buildings: Four storage buildings (Buildings 15–18), each 9,600 square feet with 52 units, plus Building 14 at 7,200 square feet with 40 units. Two larger storage buildings; Buildings 12 boasts 104,550 square feet, 3 story with elevator with 674 individual storage units, Building 13 is a 34,850 square feet of open warehouse space.
Covered parking/RV & boat storage: Nine covered parking structures, ranging from 4,200 to 5,250 square feet each, providing covered storage for boats, RVs, and other vehicles.
Site Features
The site includes a wet pond of approximately 3.14 acres for stormwater management, along with buffer landscaping and preserved wetland areas along the northern edge of the property. Site access is provided from Coates Road, with frontage along S.C. Highway 90.
